Flex/R&D Facilities in Ashburn Tech Park Earn LEED Gold
St. John Properties’ LEED-certified portfolio now counts 40 buildings.

Ashburn, Va.—St. John Properties Inc. announced it has earned LEED Gold certification for two flex/R&D buildings located within the Ashburn Tech Park in Ashburn, Va. The company now owns 40 buildings that have been awarded either Gold or Silver LEED certification since it initiated its LEED program in 2009, with 18 of them designed for flex/R&D usage.
The latest assets to receive the certification are two 54,120-square-foot properties located at 44190 and 44200 Waxpool Road. The attributes that earned them the certification include the incorporation of high-efficiency HVAC systems, high-performance windows, sustainable laboratory fixes, a white thermoplastic polyolefin roofing system (TPO), drought-resistant landscaping and significant open spaces.

Ashburn Tech Park is located off Waxpool Road and the Dulles Greenway and currently consists of eight research and development/office/flex buildings totaling more than 440,000 square feet of space. The park is situated in close proximity to Washington Dulles International Airport, the Dulles Toll Road and the growing population of eastern Loudoun County, Va. The R&D buildings offer tenant spaces that are 30 feet wide with 16- to 18-foot high ceilings and feature dock or drive-in rear loading options. Additionally, free surface parking is available.
