Former Nashua Athletic Club Building Gets New Lease on Life

Nashua, N.H.—A two-story building that once housed the Nashua Athletic Club in the Manchester-Nashua, N.H. metropolitan area is getting a fresh start as a self-storage facility.

According to the New Hampshire Union Leader, real estate developer Montello St. LLC has received approval from the Nashua Planning Board to convert the metal frame building at 596 W. Hollis St. in Hillsborough County into a modern self-storage facility. NAI Norwood Group listed the property for sale back in March 2014 for a price tag of $1.1 million.

Erected in 1972 on a 4.3-acre lot in the city’s R-9 zone, the 24,000-square-foot facility most recently operated as IM Modern Fitness. The building incorporates an aerobic room, locker area, lounge, massage room, nursery, racquetball courts and two training rooms. The facility is accessed from a private road and is adjacent to the Ledgewood Hills Condominiums.

At a meeting with Planning Board members on January 14, Gerald Prunier, attorney representing Montello unveiled amended plans to include permanent storage units around the building perimeter, to retrofit the building’s interior, repaint the exterior and install a new HVAC system. Prunier also addressed concerns regarding noise levels, security and the removal of the facility’s exterior ledge, which might cause damage to a garage building located nearby.

Following conversion, the new self-storage facility will feature an access gate with keypad entry at the primary entrance, and will also incorporate a secondary gate neat the northern corner of the building. According to Tom Burns of engineering firm TF Moran, customers will only be able to use their individual access codes during business hours.
