Fort Worth Office Park Changes Hands
JLL brokered the sale of a 45,111-square-foot office park in Fort Worth, Texas, as well as the 2.6 acres on which it is situated, to 3700 Hulen LLC, on behalf of Chemical Management Co. Inc. The property once served as the headquarters for a mineral and lime producing company.

JLL, on behalf of Chemical Management Co. Inc., completed the sale of a five-building, 45,111-square-foot office park in Fort Worth’s West/Southwest submarket. The buyer, 3700 Hulen LLC, also bought the 2.6 acres on which the property is situated. JLL Managing Director Pat McDowell and Vice President Matt Montague led the sales team.
Located at 3700 Hulen St., near Interstate 30 and the new Chisolm Trail Parkway, the facility once served as the headquarters for Lhoist North America, a mineral and lime producing company.
“3700 Hulen provides a great opportunity for the new ownership group,” Paul McDowell, managing director of JLL, said in a prepared statement. “Its location, the accessibility to major highways and roads, and its vicinity to amenities and entertainment make it an intriguing property for prospective tenants.”
The sale comes less than one month after energy firm TEP Barnett USA LLC, a division of the French oil and gas company Total E&P, moved into a floor-through, 20,752-square-foot, class A sublease office space on the 37th floor of 777 Main St. in downtown Fort Worth.
