Foulger-Pratt Inks Leases at MD Mixed-Use Campus

Foulger-Pratt has closed two leases at one of the office buildings located within Park Potomac, a mixed-use campus it is currently developing in Potomac, Md. The local investor welcomed two new tenants, Winchester Homes Inc. and Bronfman Rothschild, which took up 20,598 and 14,601 square feet, respectively, for their regional headquarters.

Located at 12435 Park Potomac Ave., the 2016-built property comprises 131,000 square feet across six stories. The asset features a stone and wood-clad lobby, nine-foot ceiling heights, plenty of natural light and an on-site fitness center with lockers and showers. The new leases bring the building’s occupancy level to 95 percent, with the rest of the space being leased to Hyperware Technologies, Foulger-Pratt, Charles Schwab and Addie’s, among others.

The bigger picture

The pedestrian-oriented Park Potomac master-planned development currently encompasses 585,000 square feet of space. Upon completion, it will bring more than 2 million square feet to the market, including 150 townhouses, 153 luxury high-rise condominiums known as The Perry and more than 75,000 square feet of retail. Further development plans call for additional office, retail and entertainment space.

Transwestern’s Phil McCarthy and Keith Foery, who recently inked another lease in the area, alongside Guy Copperthite and Mark Boyce represented the landlord in the transaction. JLL’s Pete Briskman and Brandon Copeland acted on behalf of Winchester Homes Inc., while Cresa’s Tom Birnbach represented Bronfman Rothschild. 

“This building is more than just a modern, well-designed workspace—it’s part of an amenity-rich community that also offers free shuttle bus service to the White Flint Metro Station and direct access to Interstate 270 and Montrose Road,” Foery said in a prepared statement.
