Cushman & Wakefield has negotiated a long-term lease with Johnstone Supply at I-595 Business Center, a 150,000-square-foot industrial facility currently under construction in Dania Beach, Fla. The tenant will occupy 32,400 square feet at the property scheduled for delivery in August 2018.
Located at 3200 SW 30th Ave., the Class A building will feature 32-foot clear heights, T-5 lighting, built-to-suit offices, four dock-high doors per bay, ESRF fire safety system and 183 parking spaces. Johnstone Supply, a subsidiary of The Ware Group, is a wholesaler, distributor, contractor and supplier of HVAC/R equipment. The company is relocating its Dania Beach operations from Broward International Commerce Center at 329 N. Bryan Road.
Established tenant
The Cushman & Wakefield team of Executive Directors Chris Metzger, Richard Etner Jr., Christopher Thomson and Director Matthew McAllister represented owner MSG I-595 LLC. Executive Vice President Sky Groden of JLL assisted the tenant in the lease negotiations. Johnstone Supply has 25 locations throughout Florida and four in South Carolina.
“We are seeing significant interest in I–595 Business Center from potential tenants. This is a rare opportunity for companies to secure centrally located, state-of-the-art showroom/warehouse space with I-595 frontage and incredible access to the prime logistical routes serving the Tri-County area,” said Metzger, in a prepared statement.
The facility provides direct frontage on Interstate 595 and is situated west of Fort Lauderdale-Hollywood International Airport. The location offers access to Interstate 95, Florida’s Turnpike and the west coast of Florida.
Earlier this month, Cushman & Wakefield arranged a 505,000-square-foot lease at Midland Logistics Park, in McDonough, Ga., on behalf of tenant S&S Activewear.
