George Comfort & Sons Secures Lease in Midtown Manhattan

The recently updated, nearly 1 million-square-foot tower is 96 percent occupied.

Securitas Services USA Inc. has signed a 10-year, 19,500-square-foot lease at 498 Seventh Ave., a 960,000-square-foot office building in Midtown Manhattan. The recently renovated tower is now 96 percent occupied.

CBRE’s David Opper and Eddie Sisca negotiated on behalf of Securitas, while the landlord was represented in-house by George Comfort & Sons’ Andrew Conrad and Matt Coudert. George Comfort & Sons, together with Loeb Partners Realty and JR AMC, picked up the property in 2002 for $202 million, according to CommercialEdge.

The security company will relocate from its current premises at 1412 Broadway in the fourth quarter of the year and will occupy space on the 14th floor of 498 Seventh Ave. Major tenants at the new location include Dattner Architects, Tetra Tech’s Consentini Associates, 1199SEIU Funds and Chase Bank, the same data provider shows.

The reimagined office building is part of the Garment District, close to Penn Station and to multiple subway, rail and bus stations, 3 miles from Metropolitan Museum of Art, 5 miles from Wall Street, 10 miles from Brooklyn and 15 miles from John F. Kennedy International Airport.

Repositioning a Midtown office tower

The ownership worked together with architecture and design firm Gensler to reposition the property, that now includes three new entry ways on Seventh Avenue, 36th and 37th streets, a redesigned lobby featuring stone and granite finishes, a new lounge and extended workspaces, a coffee bar, along with a renovated ground-floor area.

In 2022, George Comfort & Sons, serving as asset manager on behalf of UBS Realty Investors, landed a 62,000-square-foot lease agreement with a major consumer goods company at 135 W. 50th St. Gensler was also behind the building’s recent $50 million renovation.
