Green Courte Partners Enters IOS Sector With DFW Purchase
The company acquired a 40-acre property in Fort Worth.
Green Courte Partners has purchased an industrial outdoor storage property totaling 40 acres in Fort Worth, Texas, through its fifth investment fund, Green Courte Real Estate Partners V. The seller was TH Logistics Fund I, a joint venture between Timber Hill Group and Champion Realty Advisors.
This transaction marks the firm’s entrance into the sector and the launch of Green Courte’s truck storage operating platform dubbed GCP Truck Storage Management. The property will serve as a managed truck storage facility.
The IOS property, situated in an expanding industrial corridor of the Metroplex at 5301 Wilbarger St., also includes a 1,035-square-foot building dating back to 1955, CommercialEdge shows. The 40-acre asset is close to Interstate 820 and provides easy access to major routes in the area, such as U.S. Highway 287 and Interstate 20, while also being 7 miles from Fort Worth, 10 miles from Arlington, Texas, 17 miles from Fort Worth Meacham International Airport and within 25 miles of Dallas-Fort Worth International Airport.
IOS sector gaining popularity
The IOS sector has become more and more popular for investors in the last 12 months. In January, industry leader Alterra IOS purchased a 17-property IOS portfolio totaling 350,000 square feet spread across 55 acres in 15 U.S. markets. This deal brought the firm’s portfolio to more than 200 properties in more than 30 states.
In April 2023, Centerbridge Partners and Dalfen Industrial formed a joint venture with plans to invest in IOS assets that provide storage space for vehicle parking, containers, trailers, construction materials and machinery. The partnership’s inaugural purchase was a property in Oakland, Calif.
