Greenspoon Marder Signs Lease at Manhattan Skyscraper

Fisher Brothers recently completed a $120 million capital improvement plan at 1345 Avenue of the Americas.

Greenspoon Marder LLP has signed a 41,613-square-foot sublease at Fisher Brothers‘ 1345 Avenue of the Americas, an approximately 2 million-square-foot office building in Midtown Manhattan. Savills arranged the eight-year lease transaction on behalf of Greenspoon Marder.

The full-service law firm plans to relocate from its current 25,000-square-foot space at 590 Madison Ave. to the Class A office tower’s 22nd floor by the end of the year.

Completed in 1969, the 50-story property was built by Fisher Brothers and designed by Emery Roth & Sons. The LEED Silver certified building has a steel frame construction and glass exterior.

Throughout the years, 1345 Avenue of the Americas underwent several cosmetic renovations. In 2021, Fisher Brothers conducted a $120 million capital improvement and renovation plan, which included upgrades to the building’s exterior, a world-class amenity center designed by David Rockwell, a tenant lounge, wellness center, hybrid meeting spaces and a large-scale experiential public art installation.

Located between 54th and 55th Streets, the skyscraper is situated in Manhattan’s Plaza District submarket. The office building is close to an abundance of dining options, retail centers and metro stations.
