Griffin Partners Kicks Off DFW Project

Griffin Partners has broken ground on Port 45, a two-building industrial park totaling 567,516 square feet in Wilmer, Texas. The tilt-wall warehouses will take shape on nearly 40 acres at 2500 and 2700 S. Millers Ferry Road, fronting Interstate 45.

The Houston-based developer financed the construction of Port 45 through Griffin Partners Income & Value Fund IV. Alliance Architecture was tapped to design the rear-load facilities. The development team also includes Harvey Builders, serving as general contractor, and Pacheco Koch Civil Engineering.

The light industrial campus will feature clear heights between 32 and 36 feet, truck courts up to 135 feet, LED lighting, more than 350 vehicle parking spots and 192 trailer parking spaces. JLL‘s Randy Touchstone, Craig Jones and Kodie Comby will spearhead the leasing efforts at the property.

Lancaster Airport is within 4 miles of the development site, while the Union Pacific Dallas Intermodal Terminal is less than 5 miles away. Notable tenants in the area include Whirlpool, Procter & Gamble and Amazon.

The metro with the largest industrial pipeline

Dallas-Fort Worth continues its nationwide lead as the market with the largest industrial pipeline. In the first half of the year, developers secured approximately $1.3 billion in construction financing backed by 12.5 million square feet of industrial space underway across the metro, according to CommercialEdge.

The same data provider shows 150 industrial projects totaling 60.5 million square feet were under construction in the Metroplex as of mid-July. The pipeline also included nearly 200 developments with a combined 76.7 million square feet in the planning and permitting stages.

In June, Prologis announced plans to develop a business park totaling nearly 1 million square feet of industrial space in another Dallas suburb. The eight-building complex in Plano will stretch across 64 acres.
