GSEMA Moves HQ in the Heart of Boston’s Back Bay
Girl Scouts of Eastern Massachusetts signed a long-term lease with A.W. Perry for a new headquarters location at The Berkeley, a recently renovated historic building.

A.W. Perry, a real estate investment and services firm, signed a lease contract with Girl Scouts of Eastern Massachusetts (GSEMA), a development organization for girls. GSEMA will relocate its Boston headquarters to The Berkeley from its previous office at 95 Berkeley St.
The Berkeley is located at 420 Boylston St. Owned and managed by A.W. Perry, the historic building in Boston’s Back Bay has recently been renovated. The Berkeley features a six-story atrium, lobby and large windows with views of Berkeley and Boylston Streets.
“We are delighted to call The Berkeley home. Our office suite provides an ideal, professional environment for our Boston staff to welcome our volunteers, donors and board members for meetings,” said GSEMA CEO Patricia Parcellin, in a prepared statement. Almost 10,000 square feet of office space is still available on the building’s third floor.
Jon Gifford of Perry Brokerage represented A.W. Perry, while Chris Rogers and Ellie Fantini Cullinan of Freudenheim Partners represented GSEMA in the lease transaction.
Boston’s Back Bay submarket is a sought-after area. At the beginning of this year, Mori Trust Co. Ltd. paid $673 million to acquire two office buildings in a partial sale-leaseback transaction with Liberty Mutual.
