Harrison Street, 1547 Pick Up Hawaii Data Center

This is the largest carrier-neutral facility in the state.

Harrison Street and fifteenfortyseven Critical Systems Realty have purchased DRFortress, the largest carrier-neutral data center in Hawaii, from GI Partners. Bank Street Group and Paul, Weiss, Rifkind, Wharton & Garrison LLP served as financial and legal advisors for the seller. DLA Piper represented the buyers as legal advisors.

GI Partners had acquired a majority stake in DR Fortress LLC in 2020, in partnership with Co-Founders Fred Rodi and Rosa White. Since then, the Honolulu data center has nearly doubled its colocation capacity.

The new ownership plans to build upon that legacy and to continue DRFortress’ expansion. Rodi and White will continue to lead day-to-day operations.

Located at 3375 Koapaka St. at the Airport Industrial Park, the 65,000-square-foot data center includes more than 800 racks. Operational since 2006, the facility is Hawaii’s digital hub with the largest concentration of IP carriers and networks while also being the state’s largest cloud services provider.

The data center has 4.1 megawatts of on-site power capacity, three backup generators with 1 megawatt capacity, two generators with 600 kilowatts capacity, power yards and multi-layer access control systems. The facility features advanced electrical and colling systems.

The property is close to Interstate H-1 and Daniel K. Inouye International Airport. Honolulu’s central business district is roughly 5 miles away.

Investing in the data center sector

Earlier this year, Harrison Street closed its HS Digital Fund at $600 million. This is the company’s first dedicated pool of capital for data center investment.

The company has multiple data center projects in the works, one of them being PowerHouse Irving. The development will total nearly 1 million square feet with a power capacity of 200 megawatts at full build-out.
