Health-Care Co. Renews 48 KSF Lease in Houston
Health Care Service Corp. is a long-term tenant at the Uptown Galleria building, which is the first existing office high-rise in Texas to receive LEED Silver certification.

Health Care Service Corp. has renewed its lease for 48,214 square feet in the Uptown Galleria submarket of Houston. The building, 1800 W. Loop S., is owned and managed by KBS Realty Advisors.
The 399,777-square-foot Class A office tower is situated near Interstate 610 and is accessible to major business areas of Houston. The property has been renovated to meet energy efficiency standards and is the first existing high-rise office building in the city of Houston and in the state of Texas to receive LEED Silver certification.
“Health Care Service Corp. is a long-term, highly valued tenant, and its decision to extend its lease at the building is a testament to the significant capital improvements the ownership has put into the project, as well as the premier location along the West Loop,” said Transwestern Senior Managing Director Doug Little in a prepared statement. “Additionally, a new state-of-the-art tenant lounge, fitness center, conference facility and food amenities will soon be added to elevate the tenant experience at the property.”
A Transwestern team of Little, Senior Vice President Louann Pereira and Senior Associate Matthew Seliger represented KBS Realty Advisors. Regional Director Sean Reynolds and Executive Vice President Garrold Parratt of JLL represented Health Care Service Corp.
Last month, law firm Haynes and Boone LLP leased 72,903 square feet at LyondelBasell Tower, part of the 4.2 million-square-foot Houston Center. Brookfield Properties acquired the mixed-use property for $875 million in late 2017.
