Healthpeak Inks 74 KSF Colorado Lease Renewal
An orthopedic practice extended its commitment at the medical office building.
Colorado Springs Orthopaedic Group has renewed its lease at 4110 Briargate Parkway in Colorado Springs, Colo. The orthopedic practice extended its 74,063-square-foot commitment at the medical office building owned by Healthpeak Properties. CSOG has been present in Colorado Spring since 1994.
According to CommercialEdge data, the property is subject to a 75-year unsubordinated net ground lease held by the City of Colorado Springs, set to expire in 2081.
Managing Director William Lucas, Senior Director Stuart Thomas and Senior Associate Ken Brown of Cushman & Wakefield assisted the tenant in the negotiations, with CBRE representing the owner.
Part of the Memorial Hospital North campus, the 117,628-square-foot property is a four-story Class A building that spans 59 acres. Completed in 2007, the building offers 29,407-square-foot floorplates. Other tenants in the building include Briargate Endoscopy Center and Children’s Eye Center.
The property is almost 14 miles from downtown Colorado Springs and provides access to North Powers Boulevard. Other medical facilities and hospitals in the surrounding area are Centura St. Francis Hospital, Hearing Consultants of Colorado Springs, Front Range Family Medicine and Infectious Disease Specialists, among others.
At the beginning of the year, Healthpeak also inked gene editing company Graphite Bio at its Nexus on Grand life science project in the Bay Area, which is slated for completion next year. The company is set to occupy more than half of the building.
