HelloFresh Signs Full-Building Lease in Phoenix

The transaction marks the company’s second industrial commitment in the market.

Factor, the subsidiary of meal delivery service HelloFresh, has signed a full-building lease in Goodyear, Ariz., at Yuma|143, a Class A industrial facility being developed by a joint venture of Baker Development Corp. (BDC), Foundation Capital Partners (FCP) and GTIS Partners.

The Phoenix office of JLL arranged the lease of the 300,100-square-foot building that is still under construction.

This lease marks HelloFresh’s second investment in the metro area, after opening up a 440,000-square-foot distribution center in May, marking the company’s largest shipping and fulfillment center in the U.S. Factor will use space at Yuma|143 as a regional packing and production center, expecting to begin operations in the fourth quarter of this year. The new facility is aiming to generate more than 800 local jobs once fully operational.

Located at 14170 W. Yuma Road, the property is being built in conjunction with an adjacent 190,000-square-foot building. Both are expected to be fully built out by early quarter one of this year. The site is situated north of Phoenix Goodyear Airport and within 2 miles of I-10. Yuma|143 is located within the Goodyear Gateway South master-planned industrial park.

JLL’s Managing Directors Marc Hertzberg and Anthony Lydon, Executive Managing Director Adam Citron and Associate Kelly Royle represented HelloFresh. Hertzberg, Lydon and Senior Executive Vice President Riley Gilbert represented the owner, a joint venture controlled by BDC and FCP.
