HFF has arranged a $11.2 million financing loan for the purchase of Turnpike Business Park, a 188,077-square-foot, seven-building industrial flex business park located in Denver. The company placed a 10-year, fixed-rate loan on behalf of the borrower, The Bendetti Co.
Located at 7100 Broadway, in the Northwest industrial submarket, the property is situated between Interstate 25 and Highway 36, and is less than eight miles from downtown Denver. Turnpike Business Park is 23 miles from Denver International Airport.
Built in 1974, the industrial park includes four two-story buildings and three one-story buildings. The structures range from 9,107 to 35,101 square feet. Situated on approximately 12 acres, Turnpike Business Park has 67 tenants, including Folsom Custom Skis, DCND Inc., Corporate Capital Improvements, U-Pull & Play, Amos & Connors Sales Inc., and Hooked on Espresso.
HFF’s team representing the borrower included Senior Director Jon Chun, Director Brock Yaffe and Associate Peter Thompson. Back in November, HFF secured the sale of a three-building industrial portfolio in Seattle.
