Hillwood Sells Amazon-Leased Warehouse in DFW
Realterm has just acquired its second Dallas-area Amazon facility since March.
After snapping up a 219,000-square-foot last-mile industrial facility in Fort Worth, Texas in late March, Realterm has acquired another warehouse with identical square footage and from the same seller. Hillwood sold the property at 15501 N. Beach St. in Roanoke, Texas. Both industrial properties are fully leased to Amazon, CommercialEdge data and public records show.

The buyer acquired the recently completed property through a 65-year ground lease agreement, according to Denton County records. The facility is spread across 63.7 acres features 35 loading positions. The Amazon delivery station is near Interstate 35W and 20 miles north of downtown Fort Worth.
In March, Hillwood sold a three-building industrial park encompassing 911,654 square feet less than 4 miles north. JLL arranged the sale of Alliance Northport, which was nearly fully leased.
The North Fort Worth submarket
Based on Holt Lunsford Commercial data, the North Fort Worth submarket, home to 15501 N. Beach St., had an 8.3 percent industrial vacancy in the first quarter of 2022. The figure represents a 150-basis point recovery over the previous quarter and a 330-basis point improvement year-over-year.
Notable lease transactions in the first three months of the year include Yusen Logistics inking a nearly 370,000-square-foot lease at Westport @ Alliance with IAC Properties as well as RumbleOn agreeing to occupy 257,117 square feet of space at M2G Ventures’ North Quarter 35.
The submarket added 727,318 square feet of industrial space to its inventory and had more than 9.5 million square feet of projects under construction.
