Hines, Invesco Break Ground on Atlanta Creative Office
Designed by Hartshorne Plunkard Architecture and DLR Group, the 230,000-square-foot T3 West Midtown will be the first Wired Certified Platinum new development in Atlanta.

Hines and Invesco Real Estate have broke ground on T3 West Midtown, an office development in Atlanta.
Situated within Atlantic Station, a 24/7 dine-shop-live-work neighborhood, the seven-story mass timber project will feature workspaces designed for collaboration and ample social common areas. Designed by Hartshorne Plunkard Architecture and DLR Group, the 230,000-square-foot building will be the first Wired Certified Platinum new development in Atlanta. T3 West Midtown will offer tenants access to amenities such as a fitness center, balconies, a rooftop deck and a conference center.
“This project is in the flourishing Midtown submarket that embodies the live, work, play lifestyle that progressive tenants are seeking in order to recruit and retain today’s knowledge workers,” Tori Kerr, managing director at Hines, said in a prepared statement.
Busy year for Hines
Hines has been partnering with several other companies this year both to develop and acquire new properties. Last month, the firm teamed up with Oaktree Capital Management to purchase the 708,354-square-foot First Tower in Calgary, Canada. Located at 411 First St., the 27-story property offers efficient floorplates, views of the Bow River and a +15 connection, Calgary’s extensive pedestrian skywalk systems. The asset was 51 percent leased at the time of sale to tenants such as Encana, TransCanada and Telus.
Prior to that, a joint venture between Hines and New York Life Real Estate Investors topped off the Offices at Chandler Viridian, a 250,000-square-foot building in Chandler, Ariz. The partnership broke ground on the project last September, which is scheduled for completion in the fourth quarter of this year.
