Hines Starts Construction on M-F Project in Atlanta’s Brookhaven

In the latest expansion of its multi-family business, Hines has begun construction on @1377, a luxury multi-family complex on Dresden Drive in the Brookhaven neighborhood of Atlanta.

In the latest expansion of its multi-family business, Hines has begun construction on @1377, a luxury multi-family complex on Dresden Drive in the Brookhaven neighborhood of Atlanta, the company announced Friday. The project is Hines’ first for-rent residential project in the city, but only one of several now under way in the Southeast.

Comprising 215 “urban-style residences” in a four-story building with an attached parking garage, @1377 will include a resort-style swimming pool, fitness center, Internet café and sports lounge. The site is also a short walk from the Brookhaven MARTA station on Peachtree Road.

The project’s design, by The Preston Partnership, of Atlanta, features cladding brick, stucco accents, large windows, wrap-around corner balconies and ground-level unit entry stoops at the sidewalk. Units will range from studios at 468 square feet to one- and two-bedroom units of up to 1,537 square feet.

Among the high-quality finishes will be granite countertops, stainless appliances, pendant lights, stained-wood cabinetry and ceramic tile surrounds. Nine-foot ceilings will be standard, except that top-floor “penthouse” units will have 10-foot ceilings, 8-foot doors and 42-inch cabinetry.

Occupancy of the first units is scheduled for October 2013, with final completion in December 2013. The general contractor is Urban Oaks Builders.

As reported by Commercial Property Executive last month, Hines Multifamily has started on its first project in St. Petersburg, Fla., the 308-unit Azure Residences multi-family complex, and also completed a land deal for a transit-oriented 212-unit multi-family project in Pasadena, Calif.

And back in September CPE reported on another transit-oriented multi-family project, the Dock Street residences in Minneapolis’ North Loop neighborhood, near Target Field, home of Major League Baseball’s Minnesota Twins. That development will consist of 185 residential units plus 3,000 square feet of retail.

Formed in January 2011, Hines’ Multifamily Division currently has more than 5,000 units in various stages of development in projects (in addition to those just described) in Cambridge, Mass.; Chicago; Denver; Houston; Miami; Phoenix; and Rockville, Md.
