Houston MOB Secures 40 KSF Tenant

Cardiology practice Houston Cardiovascular Associates has signed a 40,000-square-foot lease at the Museo Institute for Medical Arts Building (MUSEO), a 153,775-square-foot medical office building in Houston. HCVA will occupy the eighth floor and a portion of the first floor. CBRE represented both parties.

The recently completed building is owned by Mann Eye Institute, according to CommercialEdge data. Testa Rossa Properties broke ground on the development in 2019, financing its construction with a $56.6 million loan from International Bank of Commerce.

Anchored by Mann Eye Institute and Texas Laparoscopic Consultants, the 10-story, LEED-certified building also features some 16,000 square feet of retail space. MUSEO is home to general medical offices, as well as heavy imaging and ambulatory surgical centers. Amenities include shared conference rooms and a rooftop terrace.

The property is located at 5115 Fannin St., in the Museum District, just 2.5 miles north of Texas Medical Center. HCA Houston Healthcare Medical Center is less than 1 mile away.

CBRE Vice President Andrew Zeplain represented the tenant, while Senior Vice President Brandy Bellow Spinks negotiated on behalf of the landlord.

The medical office sector remains strong partially due to long-term leases and stable tenants, according to a Brown Gibbons Lang report, and will continue to stay strong. The aging population and the ongoing movement toward community-based outpatient treatment, as opposed to hospital-based treatment, will only further the demand for medical office space over the long term.
