HSBC has signed a long-term lease at Giralda Place, a mixed-use project currently underway in Downtown Coral Gables, Fla. Cushman & Wakefield’s Gordon Messinger, managing director, worked on behalf of the landlord in the lease negotiations. The new tenant will occupy ground-floor space within the development’s Class A office component.
HSBC, a corporate bank and one of the largest financial services institutions, will occupy 3,300 square feet within the existing East Tower at Giralda Place, at 2222 Ponce de Leon Blvd. Scheduled to open the new office this summer, HSBC is relocating from 2199 Ponce de Leon Blvd.
Giralda Place’s 101,302-square-foot office component is divided between two towers. The 43,602-square-foot, seven-story East Tower is undergoing upgrades set for completion later this year. Renovations include a refreshed façade, new roof and adding floor-to-ceiling windows to enhance natural light and views of the surrounding skyline. Additionally, the building features a third-floor terrace that was fully renovated in 2014. The East Tower will be complemented by a 57,700-square-foot, nine-story West Tower, currently under construction and slated for completion in the first quarter of 2018.
“We are pleased to welcome this signature ground-floor retail tenant to our highly-anticipated project, which will greatly serve the needs of our office tenants, residents and the surrounding community,” said Christopher Brown, a co-developer of Giralda Place, in prepared remarks.
“HSBC is a world-class organization that will complement our vision for the project’s tenant mix,” added Messinger.
Located at the corner of Giralda Avenue and Ponce de Leon Boulevard, the project will include Giralda Place Residences, a nine-story collection of 33 luxury condominiums, and a total of 13,390 square feet of ground-floor retail. The development offers direct access to Miami International Airport and Miami’s Metrorail via the Coral Gables Trolley. Giralda Place encompasses a full city block and is slated for delivery in early 2018.
