Hudson Pacific Inks 140 KSF Silicon Valley Renewal

The tech company will continue to occupy space in the six-building, 1 million-square-foot, Class A office campus in San Jose’s Airport submarket.

Hudson Pacific Properties has signed a lease renewal with InvenSense Inc., a subsidiary of tech giant TDK, for 139,336 square feet in the firm’s Concourse VI building in San Jose, Calif. The new lease runs through April 2025. The structure is part of Hudson Pacific’s 944,386-square-foot Concourse development, which it acquired in 2015 as part of a 50-property, $3.5 billion office portfolio sale from Equity Office Properties Trust, according to Yardi Matrix.

Located at 1745 Technology Drive, the building sits between the Bayshore and Guadalupe freeways, a mile and a half from Interstate 880. Served by the city’s light rail and bus systems, the asset is also situated a quarter mile from San Jose’s airport. InvenSense’s previous lease was due to expire in mid-September of 2019, per Yardi Matrix data.

“This early renewal of one of our larger 2019 expirations further highlights the continued strength and growing appeal of the San Jose Airport submarket, particularly as the Downtown San Jose market tightens,” said Victor Coleman, chairman & CEO of Hudson Pacific, in a prepared statement.
