Industry Partners, RKF To Market Space in Converted L.A. Coca-Cola Plant

GPI Cos. and Atlas Capital plan to transform a former Coca-Cola production facility into 150,000 square feet of creative office, retail and restaurant space.

Industry Partners is advising the owners on a multimillion-dollar capital improvement program that would transform the five-story, red-brick industrial facility into a high-design Class A mixed-use creative office building for single or multi-tenant use.

The plans include 150,000 square feet of creative office, retail and restaurant space, as well as a new 300-space parking structure. Architecture firm HLW International is handling the design.

“This is an irreplaceable building in the geographic and entertainment center of The Arts District, an area that is rapidly transforming from its industrial roots to a vibrant, mixed use creative community,” Jim Jacobsen, Industry Partners’ principal and founder, said in a statement. “The ownership team is leaving no stone unturned to create a truly transformative and highly functional environment within a beautiful historic shell. It will be the best-designed and most prominently located creative space in the Arts District.”

Located at 963 East 4th St., the renovation will capitalize on the building’s large high-volume 35,000-square-foot floor plates, 14-foot ceilings, big windows, and panoramic rooftop views. Plans call for a new atrium in the lobby, and a 10,000-square-foot rooftop penthouse with a landscaped deck, outdoor kitchen and fire pit.

Current plans also include 70,000 square of retail and restaurant space located on the street and lower levels. A flagship restaurant is planned for the east end of the building facing Traction Avenue and for the west end facing the main entry and courtyard.

Fourth & Traction is scheduled to be completed in the fourth quarter of 2015.
