Invariant Relocates DC Offices to Downtown

The company previously occupied several separate suites in Chinatown.

Government relations firm Invariant has relocated its Washington, D.C., office to 740 15th St. NW, signing a 17,000-square-foot lease agreement with landlord National Community Reinvestment Coalition. The company previously occupied several separate suites in Chinatown. The owner was represented by Stream Realty Partners, while The Tenant Agency worked on behalf of Invariant.

Completed in 1907, the 11-story building spans 175,000 square feet, featuring amenities such as conferencing facilities, bicycle storage and a fitness center with lockers and showers, as well as on-site retail offerings. It is situated directly adjacent to Lafayette Square, in the heart of downtown Washington, D.C.

The property is partially occupied by the landlord and other tenants include the International Life Sciences Institute, American Architectural Foundation and the Health and Environmental Sciences Institute, CommercialEdge data shows. Currently, the building is subject to a $95 million loan from The Huntington National Bank, originated in 2018.

Stream Realty Partners Managing Director Matt Pacinelli and Senior Vice President John Klinke, along with Associate Josh McDonald represented NCRC, while The Tenant Agency’s Vice President Melanie Matthews and Founder & Managing Partner Samuel Buckner facilitated the deal on behalf of Invariant.

Washington, D.C.’s office market is continuing to slow down. As of April, the metro’s vacancy rate clocked in at 15.2 percent, with most leasing agreements representing renewals and downsizes, recent CommercialEdge data shows.
