Jerich USA Doubles LA Industrial Footprint
Cushman & Wakefield represented the company in extending its current warehouse lease and expanding into an adjacent 107,525-square-foot building.

Jerich USA has doubled its industrial space in South Los Angeles. The company has extended its lease at 1113 E. 230th St. in Carson, Calif., where it currently occupies 107,322 square feet of warehouse space. In addition to the extension, Jerich will also be expanding into an adjacent building at 1165 E. 230th St., where it will occupy another 107,525 square feet.
Dubbed Jerich’s Los Angeles Terminal—West Coast Distribution Center, the two properties are located in the larger Watson Land Co.-owned Watson Industrial Center South complex.
Executive Director & Certified Supply Chain Specialist Jeff Morgan and Executive Managing Director Dirk Hrobsky of Cushman & Wakefield, represented the tenant in the leasing deal.

“Jerich had an immediate requirement to expand its Los Angeles terminal strategically positioned near the Ports of Los Angeles/Long Beach, and the neighboring building provided an ideal opportunity to accommodate the company’s services growth before it even became vacant—demand is very strong for these buildings,” said Morgan in a prepared statement. “Jerich executed a long-term lease agreement for its new expansion facility while also extending the length of its existing lease to run coterminous.”
The Carson/Compton/Rancho Dominguez industrial submarket completed the first quarter of 2018 with a 1.7 percent vacancy rate, according to Cushman & Wakefield. The city of Carson encompassed the largest new lease transactions in the South Bay region during quarter one. The submarket’s total leasing activity is expected to reach nearly 1.7 million square feet in 2018.
