JLL Brokers Sale of 107 KSF Studio Campus
Gaw Capital Partners has acquired the 107,875-square-foot asset in the Atwater Village of Los Angeles. JLL worked on behalf of the seller in the transaction.

JLL has arranged the sale of 3030 Studios, a 107,875-square-foot studio campus in Los Angeles. Gaw Capital Partners acquired the building from World Class Capital Group, which launched the firm’s commercial mortgage lending business last February, dubbed World Class Mortgage Capital. JLL worked on behalf of the seller in the transaction.
Located at 3030 Andrita St. in the Atwater Village neighborhood, 3030 Studios offers easy access to the 2, 134, 5 and 110 freeways. Burbank and Hollywood are within 20 minutes of the asset. Built in 1950 and 1970, the property last underwent renovations in 2002. The asset occupies approximately 4 acres and features studio, production and creative office space.
The studio campus provides production and broadcast facility, featuring soundstages of 1,600, 11,000 and 18,000 square feet. Other features include lush landscaping, outdoor seating areas, high ceilings, editing rooms, 194 secured and gated parking spaces, HVAC and electrical infrastructure for large scale studio and creative office operations.
“The property was highly sought after due to the existing infrastructure, as well as its Atwater Village location adjacent to the L.A. River, which has become quite popular with investors,” said Nicole Mihalka of JLL, in prepared remarks. “The Los Angeles area is in short supply of sound stage facilities, which had a 97 percent occupancy rate in 2017.”
JLL’s team of Mihalka, Carl Muhlstein and Hayley Blockley represented the seller.
