JLL Facilitates Sandoval | James’ Relocation to Anderson Tower
The six-story building is located on a 2.3-acre site at 400 E. Anderson Lane, in one of the metro’s opportunity zones.
JLL has facilitated the negotiation of a 12,454-square-foot office lease for Sandoval | James in Austin, Texas. The law firm is relocating from 11130 Jollyville Road to Anderson Tower north of downtown.
The six-story building is located in one of the metro’s opportunity zones at 400 E. Anderson Lane, where it occupies 2.3 acres. The property features floor plates ranging from 12,454 to 13,469 square feet, as well as 293 parking spaces. Provident Realty Advisors acquired the 78,000-square-foot asset in February 2019 from Citizens, for $10.5 million.
Upgrades underway
Originally completed in 1973, the building underwent a cosmetic renovation in 1993. Capital improvements and upgrades including a renovated lobby, new common area corridors, a tenant lounge, restrooms and an on-site fitness center with showers are expected to be delivered by the fourth quarter of 2019.
JLL’s Kevin Kimbrough and Brent Powdrill represented the owners in the lease agreement.
