JLL Tapped to Lease Prestigious DC Office Building
The 289,000-square-foot Watergate 600, which is part of the 10-acre Watergate complex, sits just across the street from the John F. Kennedy Center for the Performing Arts.

Washington—JLL has been selected to handle leasing for the renowned Watergate 600, one of the six buildings composing the famous Watergate complex in Washington, D.C. The property is owned by Bradley Holdings and is currently being managed by Akridge. SVP Seth Benhard and Managing Director Amy Bowser will spearhead JLL’s leasing efforts.
Situated at 600 New Hampshire Ave., the 12-story, Class A office building totals almost 300,000 square feet, 70,000 of which will be available for lease through JLL. Within a 10-minute walk from the Foggy Bottom Metro Station and from George Washington University, Watergate 600 is just across the street from the John F. Kennedy Center for the Performing Arts.
Sitting a few hundred feet from I-66, Watergate 600 provides great commuting links to North Virginia, the District and Maryland locations. Offering views of the Potomac River and the Theodore Roosevelt Island, the property is also close to Georgetown’s plethora of retail and dining options.
Completed in 1972, the building was entirely renovated in 1997 and, according to the owner, is again planned for revamping. Upcoming refurbishments include a redesigned lobby, up-to-date fitness facility and entertainment spaces.
“The expansive lobby renovations and addition of first-class amenities will only enhance the building’s position as one of the premier properties in the District,” said Benhard in a prepared statement. Watergate 600 is the home of the Atlantic Media Company and the Government Executive Media Group.
According to Yardi Matrix, the property includes 11,256 square feet of retail and is subject to a 56-year unsubordinated net ground lease held by Watergate Improvements, expiring early-2020. The building also includes 277 parking spaces.
