JV Breaks Ground on 1 MSF Pennsylvania Industrial Park
PNC Bank National Association provided financing for the $115 million development.
A joint venture between Endurance Real Estate Group and the Guardian Life Insurance Co. of America has broken ground on Chambersburg Logistics Park, 1 million-square-foot industrial facility at 250 Alleman Road in Chambersburg, Pa.
Endurance had previously acquired land development titles for the project over the past two years. A Cushman & Wakefield team advised Endurance on the project and will also serve as the listing agency for the property, with PNC Bank National Association providing financing for the $115 million development. The facility is expected for completion in the fourth quarter of 2023.
Designed as a warehouse and distribution center, Chambersburg Logistics Park is being constructed over 93 acres, situated along Pennsylvania’s Interstate 81 highway. Upon completion, the development will feature 166 dock doors with mechanical components, 213 expandable trailer stalls, 40-foot clear heights, 60-foot-deep speed bays and four 14-foot by 16-foot drive-in garage doors. The facility has quick access to major shipping arteries such as the Interstate 76 and 78 transportation nodes, giving it access to many major distributors and markets along the East Coast and Mid-Atlantic regions. Additionally, the facility is within 10 miles of both the Norfolk Southern and CXS Intermodal freight rail terminals, as well as several UPS and FedEx processing centers.
Cushman & Wakefield Executive Vice Chairman Adam Campbell, Vice Chairman Gerry Blinebury and Associate Broker Alexandra Wenger will serve as listing agents for the new development.
Blinebury acknowledged the strength of the project’s location, saying in a statement that the property is perfectly positioned to take advantage of the market’s continued low vacancy and high absorption for Class A industrial space.
Endurance’s industrial endeavors
The construction of Chambersburg Logistics Park takes place as Endurance considerably expands its Pennsylvania investment and development portfolio. The firm has recently finished construction on Middletown Logistics Center, a 251,200-square-foot facility in Middletown, Pa., while also closing on the acquisition of a 12-building, 929,250-square-foot portfolio around Berks County.
