JV Breaks Ground on GA Spec Facility

A partnership of Lincoln Property Co. and Crow Holdings Capital Real Estate broke ground on a 251,000-square-foot industrial development in Lithia Springs. Completion is slated for summer 2019.

Lincoln Property Co. Southeast and Crow Holdings Capital Real Estate have broken ground on Factory Shoals Distribution Center, a 251,466-square-foot speculative warehouse and distribution facility in Lithia Springs, Ga. The building is located in Atlanta’s Interstate 20 West/Fulton industrial submarket.

The property, located at 840 Factory Shoals Road, will include 32-foot clear heights and a 185-foot deep truck court with 40 spaces for excess trailer storage. It will also feature motion sensor lighting, 2000-amp electrical service and ESFR sprinklers.

“E-commerce has heavily influenced the continued growth and strength of Atlanta’s industrial market. As the market continues to flourish, we believe there will be an outpouring of demand for accessible infill locations,” Lincoln Vice President Denton Shamburger said in prepared remarks.

Factory Shoals Distribution Center is situated at the southwest corner of Thornton and Factory Shoals roads, with immediate access to Interstate 20. Lincoln will handle leasing once the property is completed, which is expected to be in the summer of 2019. The development marks Lincoln’s fourth building that has begun construction since January 2017.
