Karr Self-Storage Group Brokers Sale of Texas Facility
Marcus & Millichap's Fort Worth self-storage group has arranged the sale of a facility on behalf of the Austin-based seller and secured the buyer, a Philadelphia investor.

Karr Self-Storage group of Marcus & Millichap has arranged the sale of Boulevard 26 Storage, a 33,607-square-foot facility in Richland Hills, Texas. The Fort Worth-based brokerage team worked on behalf of the seller, a private owner in Austin, and secured the buyer, a Philadelphia investor.
Strategically positioned at 7410 Blvd. 26, the facility occupies 2.3 acres just off Interstate 860, approximately 11 miles from downtown Fort Worth and 28 miles from downtown Dallas. The location offers exposure to more than 20,000 vehicles each day. The area is densely populated; nearly 270,000 people live within a five-mile radius, with an average household income of roughly $58,000.
The building was constructed in 1950 and repurposed as self-storage in 2007. Boulevard 26 Storage features 305 climate-controlled units, as well as four covered and 53 uncovered boat and RV spaces. Additionally, the property features 8,500-rentable-square-foot retail space and 720 square feet of office space. Characteristics of the building include garage-style roll-up doors, personalized key-pad gated entry, 24-hour video surveillance and concrete driveways for boat and RV parking.
Marcus & Millichap’s brokerage team included Brandon Karr and Danny Cunningham, founding members of the Karr Self-Storage team. Last month, the team arranged the sale of Oak Cliff Bargain Storage, a property located in Dallas.
