KDC Completes Independent Financial’s Dallas HQ
Designed by Smith Group and Corgan, the building is LEED Silver-certified.
KDC has completed the second phase of McKinney-based Independent Financial’s $150 million headquarters in the North Dallas suburb. The addition of the 198,000-square-foot office building more than doubles the banking firm’s footprint within the McKinney Corporate Center Craig Ranch.
Construction on the six-story building at 7677 Henneman Way started in early 2021. In addition to its LEED Silver designation, the property also achieved a two-star Fitwell rating. The development team included Smith Group and Corgan serving as the architects, Rogers O’Brien as the general contractor, Cross Engineering as the civil engineer and Kimley-Horn providing landscape architecture services.
Adjacent to the 2019-built initial phase encompassing 159,000 square feet, the expansion features a glass facade surrounded by ample green space, which includes a water feature as well as walking trails. The campus also offers a fitness center equipped with locker rooms, a coffee bar as well as a grab-and-go dining spot.
Independent Bank Headquarters is just off Sam Rayburn Tollway, within 5 miles of Sam Johnson Highway and roughly 30 miles from downtown Dallas.
DFW’s development pipeline
As of June, more than 8.9 million square feet of office projects were underway across the Metroplex, representing 3.2 percent of the total inventory, CommercialEdge data shows. In addition, the pipeline included 8.1 percent of the overall stock in the planning and permitting stages.
In the first half of the year, the Dallas-Fort Worth metro also led the nation with new office starts (3.8 million square feet) followed by Austin (2.7 million). KDC is currently working on expanding Raytheon‘s campus in McKinney. Anticipated to come online in 2024, the mixed-use development will include 188,00 square feet of office space as well as a 270,000-square-foot manufacturing segment.
Adding to the number of office properties built for notable financial firms—including the Legacy West campus for JPMorgan Chase in Plano and the Frost Tower in downtown San Antonio for Frost Bank—KDC plans to develop a 1.6 million-square-foot office campus in Irving, Texas, for Wells Fargo. The two-phase project will take shape in the Las Colinas submarket.
