GFP Real Estate has signed an 11,940-square-foot lease with Knotel at its 80 8th Ave. in Manhattan’s Chelsea neighborhood. Shortly after opening a Lower Manhattan location, the flexible office space operator agreed to occupy space on the building’s fifth floor through October 2023, Yardi Matrix data shows.

The 20-story property encapsulates 185,198 square feet, as well as a 1,500-square-foot first-floor retail component. Built in 1930, it underwent renovations in 2007. Notable tenants include Breather, Channel V Media, HSBC and CAL Financial Group. The 1.35-mile long High Line park and the historic West Village.

Newmark Knight Frank Managing Director Scott Brown and Associate Morgan Feldman represented the landlord in the lease transaction, while Executive Managing Director Michael Morris and Associate Gregory DiGioia acted on behalf of the tenant.

Chelsea is a thriving neighborhood for companies to move and it offers a highly conducive setting for success, thanks to the dual office and residential makeup of the area,” Brown said in a prepared statement. “A steady flow of young professionals, coupled with the thriving Meatpacking District, makes this an ideal spot for tenants who want to work and play in one of the city’s most dynamic neighborhoods.”
