Trammell Crow Signs Law Firm for California Office Project
Rutan & Tucker will move into The Boardwalk, a 550,000-square-foot Class A project that the company owns in Irvine, Calif.
Trammell Crow Co. has signed law firm Rutan & Tucker LLP to a 10-year, 72,000-square-foot lease at The Boardwalk, a two-tower, 550,000-square-foot Class A office project in Irvine, Calif.
“First and foremost, it brought a differentiated product to the market that has not had progressive design in its past,” Tom Bak, TCC’s Southern California – Newport Beach business unit’s senior managing director, told Commercial Property Executive. “It is a project that brings to Southern California an indoor/outdoor experience whereby we have leading-edge design that incorporates and connects a series of bridges and terraces that connect to buildings.”
That design allows for a horizontal use of the space, where most buildings in the market are vertical communities. “Our floors are 64,000 square feet of continuous space,” Bak said. “This allows an executive to walk around and connect and collaborate, vs. pushing an elevator in a vertical community.”
In early 2020, the long-time Orange County law firm will take the entire top floor of the nine-floor tower and also part of the eighth floor. As part of the deal, Rutan & Tucker will also have prominent signage on the top of the building. With the new lease, The Boardwalk is currently 75 percent leased.
Designed by Gensler, the project boasts signature bridge ways, outdoor terraces, and open-air features, including more than 2 acres of landscaped space. Highlights of the building comprise 10-foot ceilings, floor-to-ceiling glass and destination dispatch elevators. Tenants can also take advantage of 7,000 square feet of restaurants and retail.
Amenity-filled location
The Boardwalk is located at 18565-18575 Jamboree Road and situated on a 7.5-acre site in the heart of Orange County’s CBD. It’s a couple of blocks from I-405 and offers convenient access to the SR-73 Freeway.
“The location is paramount,” Bak said. “Jamboree is THE street. There’s a lot of multifamily buildings being built, all the retail is there, and it connects Newport Beach with North Orange County.”
Cushman & Wakefield’s Bob Thagard, Christopher Bosley, Ali Anderson and Jason Ward from the Irvine office, teamed with the firm’s Sherry Cushman from the Washington, D.C., office in representing the tenant in the lease agreement. Dean Chandler, Justin Hill and Weston Chandler of CBRE’s Newport Beach office represented building ownership.
In April, Trammell Crow Co. and Clarion Partners’ lease agreement with Federal Express Corp. for a build-to-suit facility at Park 183 in Southeast Austin, Texas, sparked commencement of construction on Phase II of the industrial business park.
