Law Firm Relocates MD HQ
By 2020, Stein Sperling Bennett De Jong Driscoll will move 150 employees to The Tower Building, a LEED Gold-certified office asset in Rockville, Md.
Stein Sperling Bennett De Jong Driscoll has signed a lease to occupy 42,206 square feet at The Tower Cos.’ The Tower Building in Rockville, Md. The law firm will relocate its headquarters with more than 150 employees from 25 W. Middle Lane in Rockville, Md., by the third quarter of 2020. Additionally, it will keep its satellite offices in, Falls Church, Va. and in Annapolis, Frederick, Langley Park, and Wheaton, Md.
Green features
The 12-story, 290,000-square-foot asset received the LEED Gold certification in 2009 and was formerly named Green Building of the Year by the Apartment and Office Building Association of Metropolitan Washington. The building features a Low-E glass exterior and an efficient HVAC system. The new lease brings the property’s occupancy to 86 percent. Notable tenants include the U.S. Department of Health & Human Services, WB Engineers + Consultants, Northwestern Mutual and EagleStone Tax & Wealth Advisors.
Located on 12 acres at 1101 Wootton Parkway within the 2.5 million-square-foot Tower Oaks mixed-use development, The Tower Building is 20 miles from downtown Washington, D.C. and 25 miles from Washington Dulles International Airport. Major thoroughfares such as Interstate 270 provide easy access throughout the entire area.
EDGE Commercial Real Estate’s Marc Balamaci and Scott Mendelson represented the tenant in the lease transaction. Cushman & Wakefield’s Kevin McGloon and Peter Rosan acted on behalf of the landlord. Last year, the brokerage company arranged the sale of an all-brick office property in the area.
“With five separate offices contained within the Rockville submarket, Stein Sperling was interested in merging its various Rockville headquarters locations under one roof to improve operational efficiencies and reduce expenses, including the elimination of duplicative support service,” Balamaci said in a prepared statement.
