Level 3 to Redevelop Iconic San Diego Building

Upgrades to The Wall, once a 1920s dance hall, will include a custom steel and wood front awning, exposed ceilings, skylights and a green living wall. SBMI Group bought the property last year for $2.8 million.

SBMI Group has selected Level 3 Construction to redevelop a two-story, 10,680-square-foot property in San Diego. Level 3 will transform the upper level of The Wall, once a 1920s dance hall, for office use, while the ground floor will be occupied by a restaurant and other tenants. The facility will also include a shared mezzanine common space.

Upgrades at The Wall, located at 1253-1255 E University Ave., will include a custom steel and wood front awning, a custom storefront window and a front entry door system. Aesthetic updates will include exposed ceilings, sandblasted brick walls, concrete countertops, glass office partitions, skylights, concrete finish floors and a green living wall. The east wall of the building will be reserved for an artistic mural representative of the neighborhood.

“This 1920’s dance hall is getting a fresh new look. We want to keep the integrity of the building and pack it with technology to create a hub of innovation,” said Brandon Blum of SBMI Group in a prepared statement. SBMI Group acquired the asset last year for $2.75 million and will invest an additional $1.25 million in the renovation process.
