LGE Design, Clarius Wrap 1st Phase at Arizona Tech Site

Developers are expecting the entire project to be online later this year.

LGE Design Build and Clarius Partners have completed the first phase of development at Chandler Airpark Technology Center, an approximately 220,718-square-foot project in Chandler, Ariz. JLL is the exclusive leasing agent in charge of the industrial park.

The development of Phase I commenced in the second quarter of 2021 and comprises one 130,570-square-foot building, as well as a second 97,130-square-foot facility incorporating speculative suites. The first building will feature ESFR sprinkler systems, dock-high loading doors, grade-level doors and 298 parking spots, while the second includes loading doors, ESFR sprinkler system and 127 parking spots.

A growing Phoenix industrial park

Phase II of the project, expected to be completed in November 2023, will add two buildings, totaling 114,250 square feet and 88,750 square feet, respectively. Located on a 13-acre lot, the second phase will include a total of 262 parking spots. Both properties will include speculative office suites. All of the buildings are designed with 32-foot clear heights.

Chandler Airpark Technology Center is situated close to Loop 202 and 101, as well as Interstate 10. The site is 3 miles from Chandler Municipal Airport, 22 miles from Phoenix Sky Harbor International Airport and within 27 miles of Phoenix. JLL Senior Managing Directors Steve Larsen and Bill Honsaker and Vice President Hagen Hyatt are the leasing brokers.

Elsewhere in metro Phoenix, Phelan Development started construction earlier in March on a three-building warehouse campus in Mesa, Ariz. The 476,898-square-foot project is expected to be delivered in early 2024. In February, Creation announced plans to build a 243,260-square-foot Class A logistics and manufacturing facility in Scottsdale, Ariz. LGE Design Build is general contractor for the $60 million project, which is expected to be completed in late 2024.
