Liberty Property Plans Distribution Center for Cheverly Site

An out-of-state investor has purchased a site in Price George's County with big plans for the future.

A piece of land in the Cheverly section of Prince George’s County is about to see its destiny changed. The 18.3-acre property recently changed owners and is now on its way to becoming the new home of a large, Class A warehouse and distribution center.

Liberty Property LP, a subsidiary of Liberty Property Trust, purchased the land at 5800 Sheriff Road for $4.75 million from American Resource Management Group LP. The company was represented by Christopher Kubler of NAI KLNB in the transaction, while Uhar & Co. represented the seller. Liberty Property LP plans to build a 225,000-square-foot warehouse-and-distribution building on the site, and has already started pursuing permits. The new owner did not reveal how much it intends to invest in the project or a timeline for construction. Its new building will be located just minutes from the Washington, D.C., line and within close proximity to several major highway systems, including MD Route 50, MD Route 295 and Interstate 495.

“This new project will add to Prince George’s County’s rapidly growing identity as the preferred site of large-scale warehouse and distribution facilities to support the burgeoning e-commerce industry, as well as companies that require product to service logistics requirements both locally and nationally,” Christopher Kubler, principal in the investment sales group for NAI KLNB, explained in a statement. “The county has been the location of choice for many similar uses, based on its central location in the Baltimore-Washington corridor, highway access and overall functionality.”
