Lincoln Property Secures 40 KSF Expansion at Atlanta Office Park

An information technology company now occupies nearly 90 percent of the 148,509-square-foot building located in Alpharetta, Ga.

Veeam Software has signed a 40,000-square-foot, long-term lease expansion at NorthWinds VII, a Class A, 148,509-square-foot office building within the NorthWinds Office Park in Atlanta’s submarket of Alpharetta, Ga. The information technology company now occupies nearly 130,000 square feet at the site. Lincoln Property Co. Southeast negotiated the lease on behalf of The Brookdale Group, the property’s owner. According to Yardi Matrix data, The Brookdale Group acquired the asset in 2016 from EQ Office in a $191.7 million portfolio transaction.

NorthWinds VII sits on more than 14 acres at 2550 Northwinds Parkway, near Turner McDonald Parkway, roughly 25 miles north of downtown Atlanta. The six-story building is at the southeast corner of the Inner Alpha Loop, the 3-mile network of multi-use trails connecting people to activity centers, parks and employers.

Built in 1997, NorthWinds VII was completely renovated in 2017, when the landlord invested nearly $2 million in interior and exterior upgrades. The office building features floor plates between 21,980 and 27,064 square feet and has a parking ratio of 4.5 spaces per 1,000 square feet. 

The 258-acre NorthWinds Office Park is a mixed-use development master-planned and zoned for 4,000,000 square feet of Class A office space, 500,000 square feet of retail space and 800 residences. The project features two hotels, four banks, nine restaurants, two fitness centers, one daycare and learning facility and six free conference and training spaces.

Lincoln’s Hunter Henritze, Michael Howell and Caroline Fisher represented the landlord in the transaction. The brokerage firm has been marketing the building since 2017.
