Lovett Industrial Breaks Ground on Houston Project

At full build-out, the business park could comprise up to 1 million square feet of industrial space.

Lovett Industrial has started construction on 610 Business District, an 113-acre master-planned business park in Houston that could comprise up to 1 million square feet of industrial space at full build-out. Associated Bank provided a construction loan with a maturity date for 2025, according to Harris County records.

The development team includes lead architect Stephen Klimas of More Architecture Studio and civil engineer Lester Jones of ALJ Lindsey, while Alston Construction will serve as general contractor. The first phase of the project is slated for an August 2023 completion.

Phase I was designed to include two speculative warehouses totaling 388,793 square feet. Building A will be a 291,459-square-foot, cross-dock facility with 36-foot clear height, while the front-load Building B, of 97,223 square feet, will have a 32-foot clear height. The campus will feature a total of 154 trailer stalls and 368 parking spaces. CBRE Senior Vice Presidents Andre Jewett Sr., Nathan Wynne and Jason Dillee will oversee marketing and leasing at the property.

The project will take shape at 6464 Northdale St., close to the intersection of interstates 45 and 610, and just 10 miles from downtown Houston. William P. Hobby Airport is less than 4 miles away, while Port of Houston is roughly 8 miles northeast. The surrounding area is home to several companies, such as UPS, Silgan Plastics Corp. and Marco Skylights, among others.

Expanding the Houston footprint

Lovett Industrial has eight projects in the Houston area, including 610 Business District. Earlier this month, the firm broke ground on North Logistics Park, a 567,140-square-foot industrial facility, slated for completion in 2023. It will be the only building exceeding 500,000 square feet in the North submarket of Houston.

A much larger project is being developed in Conroe, Texas. In a partnership with Cresset Partners, Lovett started construction on NorthPort Logistics Center, a Class A industrial warehouse totaling more than 1.2 million square feet. Delivery is expected in the second quarter of 2023.

In March, a joint venture between Lovett and Clarion Partners broke ground on the first phase of a mega project which will eventually encompass more than 3.1 million square feet across 10 buildings.

Lovett Industrial is active in several other Texas markets besides Houston, such as Dallas, Austin and San Antonio. The firm has 4.2 million square feet underway, with 2.1 million square feet already completed across the state. Upon completion of all current and planned developments, Lovett’s Texas footprint will comprise approximately 9.3 million square feet.
