Lovett Industrial Kicks Off 570 KSF Houston Project

Pinnacle Bank provided $40 million in construction financing for the upcoming logistics park.

Lovett Industrial has commenced the development of Nexus North Logistics Park, a 567,140-square-foot industrial facility in Houston.

Pinnacle Bank provided a $40 million construction loan, according to Harris County records. The project is slated for completion in May 2023.

Lovett Industrial chose Principal Greg Barra and Managing Principal Conrad Bernard of Boyd Commercial to market the property and oversee leasing.

The Class A facility will feature 36-foot clear heights, 104 dock-high doors, 135 truck courts, with 336 parking spaces and 131 trailer stalls. The entire project is set to include a second building, of 367,920 square feet. The development team includes Burton Construction as general contractor, Stephen Klimas of MORE Architecture Studio as lead architect, while the project’s civil engineer is Lester Jones of ALJ Lindsey LLC.

The property is located in the North submarket, close to the Bush Intercontinental Airport and 20 miles from Houston. The site is next to Interstate 69 and has access to Beltway 8.

Seth Flechsig, Lovett’s market leader, stated in prepared remarks that Nexus North Logistics Park is the only building underway in this submarket that exceeds 500,000 square feet. Other industrial assets in the surrounding area include several logistics warehouses situated southwest of the construction site.

Lovett Industrial currently has eight developments in the Greater Houston area. Upon completion, these projects will comprise approximately 11.5 million square feet. Just last month, the company, in a partnership with Cresset Partners, broke ground on NorthPort Logistics Center, a 1.2 million-square-foot facility in Conroe, Texas.
