Magnus Development Breaks Ground on 1 MSF Industrial Park

Colliers is handling the marketing and leasing efforts for the Columbia, S.C., project.

Magnus Development Partners has started construction on the first two buildings of an industrial park that will eventually bring more than 1 million square feet of industrial space to Columbia, S.C.

The South Carolina-based developer broke ground on Gateway One and Gateway Three at its 803 Industrial Park project. Magnus Development is expecting to complete both buildings in the second quarter of 2023 and has tapped Colliers’ Chuck Salley, Dave Mathews, Thomas Beard and John Peebles to handle the marketing and leasing efforts. The Colliers team was also tapped earlier this year for the leasing efforts of a 497,952-square-foot speculative facility 20 miles southeast of Columbia.

As for Magnus Development’s project, 803 Industrial Park’s first two buildings will each include 252,720 square feet. The developer is mirroring the design for the buildings, constructing them with a 190-foot-deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot by 54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. According to Colliers, the buildings can be split down into floorplates as small as 56,160 square feet.

803 Industrial Park’s location puts it next to the Columbia Metropolitan Airport, regional air and ground hubs for UPS, FedEx Freight and a Norfolk Southern transload rail terminal. The industrial park is located a mile away from I-26 but has easy access to other markets via I-20, I-77 and I-95, and is within two hours of the Port of Charleston.

Building out the industrial park to 1 MSF

After completing the first two buildings of 803 Industrial Park, Magnus Development has plans for two additional properties to complete the industrial park. The developer is planning to break ground on Gateway Two in the second quarter of 2023. Gateway Two will have a similar buildout with a 190-foot-deep truck court, up to 32 dock-high doors, 50-foot by 54-foot bays, 36-foot clear heights, ESFR fire protection and LED lighting, but with a larger building footprint at 408,240 square feet.

Magnus Development is also planning to build the final Gateway Four building at a later date, based on market demand. Kevin Werner, partner with Magnus Development, said in prepared remarks that the company will lease up the first two buildings after completion, then quickly develop the remaining two buildings at 803 Industrial Park, responding to the area’s strong demand for Class A industrial space.

Beyond 803 Industrial Park, Magnus Development has completed several industrial properties throughout the Columbia metro. The company has developed properties for major brands, including Home Depot, Starbucks and Tractor Supply, among others. Previously, Magnus Development constructed a 67,861-square-foot build-to-suit facility with freezer and refrigeration capabilities for Domino’s. The property is located within the Lexington County Industrial Park in Columbia.
