Introducing Irvine’s Tallest Office Tower Yet

Real estate developer and landlord Irvine Co. recently celebrated the grand opening of its newest office building in Irvine, Calif. The high-rise is located at 400 Spectrum Center Drive, within the vibrant Irvine Spectrum Center, one of California’s most successful live-work-play communities offering more than 1.2 million square feet of retail, restaurant and entertainment options. The 21-story 400 Spectrum Center features a sleek, modern design by Pei Cobb Freed & Partners, with floor-to-ceiling windows that allow 360-degree views over Orange County. Rising 323 feet in the air, 400 Spectrum Center will be just a few inches taller than its sister building, 200 Spectrum Center.

Sitting on 7.7 acres, the new high-rise encompasses 426,000 square feet of Class A+ office space, as well as an open air gathering area featuring casual workspaces, an outdoor living room with complimentary Wi-Fi, smart elevators, an onsite fitness center and more than 1,300 parking spaces in a multi-level structure.

400 Spectrum Center is set to pursue LEED Gold certification and features Tesla’s advanced energy storage system. In August this year, Irvine Co. received an Energy Start recognition from the U.S. Environmental Protection Agency for the 21-story high-rise, along with five, six-story buildings at Santa Clara Square in Silicon Valley. Together, the buildings offer more than 1.5 million square feet of newly developed, sustainable office space.

CYLANCE SIGNS AS ANCHOR TENANT, TAKES BUILDING-TOP SIGNAGE

400 Spectrum Center is 40 percent preleased, according to the developer. Cybersecurity firm Cylance recently signed a lease for six full floors encompassing 135,000 square feet, more than triple the space it currently occupies at Irvine Towers on Von Karmen Avenue, also owned by Irvine Co. In addition to the office space, Cylance will also have its name at the top of the building, which will be visible to thousands of drivers who commute daily on I-5 and I-405.

 “Cylance is recruiting for some of the most in-demand skill sets on the planet,” said in prepared remarks Shaun Walsh, senior vice president of marketing at Cylance. “Because a world-class facility and nearby amenities do factor into employment decisions, choosing a state-of-the-art facility in the right location is a strategic move for us.”

Earlier this year, Denver-based customer communication platform SendGrid signed a full-floor lease for 22,000 square feet of space at the tower. The company is scheduled to move into its new offices early next year.

In addition to Cylance and SendGrid, the list of tenants at 400 Spectrum Center includes Kieckhafer Schiffer & Co., Purple Bricks, Case One and CrossCountry Mortgage.
