Mindspace Signs for 32 KSF Miami Coworking Space

The flexible workspace provider will occupy three floors at 100 Biscayne, a 30-story office tower.

Mindspace, an international boutique flex space provider, has unveiled plans for a new, 31,192-square-foot coworking space in downtown Miami. The company has signed a 10-year lease at 100 N. Biscayne Blvd., planning to occupy three floors at the 30-story tower. RFR Realty owns the 310,000-square-foot Class A office property, after an $81.1 million acquisition in January, CommercialEdge data shows.

The Mindspace Miami Downtown location will encompass more than 450 workstations, varying from shared and dedicated desks, private offices for teams, as well as team suites with customizable layout designs and private entrances. Amenities at the space include 24/7 access, professional events, coffee and tea services, business printers, as well as on-site car and bike parking.

Located within Miami’s CBD, the property is within walking distance of Bayfront Park and Bayside Marketplace. Numerous hotels, dining and retail options are also close to the office tower. The tenant roster at the property includes LVMH, Bulgari, Luxottica, Hublot and Zyscovich.

Executive Vice President Eric Groffman, Senior Vice President Cameron Tallon, First Vice President Joshua Gibbons, alongside Associate Emily Brais of CBRE represented RFR in the lease arrangement. Executive Managing Director Aaron Ellison, Senior Managing Director Jeff Gordon and Associate Iker Belauste of JLL represented the tenant.

Rapidly-growing coworking footprint

Mindspace is rapidly expanding its footprint globally, after announcing 13 new locations in the past year. The firm’s portfolio includes 40 coworking locations in 20 cities across seven countries. In 2022, the company signed a 37,403-square-foot lease for Mindspace Williamsburg, marking its first flex office location in New York City.

The downtown Miami location represents the company’s second space in the city after the 30,000-square-foot coworking location at The Gateway at Wynwood announced in August. Both spaces are scheduled to open this year. The company’s client roster includes Shutterstock, Dow Jones and Standard & Poor’s.
