The National Association of Broadcasters is moving its headquarters to D.C.’s Capitol Riverfront neighborhood. NAB recently reached an agreement with local developer Monument Realty and its investment partner, New York-based Angelo, Gordon & Co., to purchase upon completion a new office building at One M Street. The move-in is scheduled for fall 2018.
Monument Realty will start construction on the new facility next spring. One M Street will be a 10-story office building with 130,000 square feet of space. Features include a curved facade facing M Street, a rooftop terrace and a 100-seat theater. Global design, architecture, engineering and planning firm HOK has been retained to design the new building. NAB has selected Hickok Cole to design the interior.
Monument Realty also said it will build a 180,000-square-foot residential building adjacent to NAB’s new headquarters. It will be designed by Gensler and will feature a rooftop pool, fitness center and other amenities. The two properties will be constructed simultaneously.
NAB’s current headquarters building was constructed in 1969 at 1771 N St., N.W., in the heart of Dupont Circle. It is home to about 150 employees. They will all move to the Capitol Riverfront location as soon as it is finished. NAB will then sell 1771 N St. and use the proceeds to finance the new headquarters.
CBRE’s Manny Fitzgerald, Andrew Felber and Matt Garcell represented NAB in the deal. Monument Realty represented itself.
