MRP, Rockpoint Unveil Newly Renovated Bethesda Crossing Office Complex
On Tuesday, September 30, MRP Realty and Rockpoint Group, LLC unveiled the newly renovated Bethesda Crossing. The two companies purchased the office building in January 2013 and, since then, have invested almost $30 million to renovate it.

On Sept. 30, MRP Realty and Rockpoint Group LLC unveiled the newly renovated Bethesda Crossing. The two companies purchased the office building in January 2013, and since then have invested almost $30 million to renovate it.
The office complex, formerly known as the Air Rights Center, consists of three office buildings in downtown Bethesda: Wisconsin Towers – West, Wisconsin Towers – East and Montgomery Tower. Together, they offer about 715,000 square feet of premier, Class A space. The ground floor is primarily retail. According to MRP’s website, tenants include Abt Associates, Calvert Investments, Ameritas and Ruth’s Chris Steak House.
In a news release, the two companies said the $30 million project called for renovations to Bethesda Crossing’s main lobbies, common areas, restrooms and even the parking garage. It also added energy-efficient lighting and several mechanical upgrades. The Wisconsin Towers now feature energy-efficient window systems and HVAC control upgrades, while Montgomery Tower is now home to a 4,000-square-foot, state-of-the-art fitness center and a new cooling tower. Other amenities include a soon-to-be-delivered tenant conference center, bike rooms, car charging, a new outdoor patio, child daycare services and more.
“The investment we made in Bethesda Crossing allows us to take advantage of its irreplaceable location in the heart of Bethesda,” Zach Wade, principal of MRP Realty, said in a statement for the press. “Bethesda Crossing was already a strong office product, and we have added value to current and future tenants through this modernization process.”
The start of October has been a continuous celebration for MRP Realty. A day after unveiling the Bethesda Crossing office complex, the company moved from Bethesda to nearby Springfield, Va., to celebrate the completion of renovations for the five-story Springfield Corporate Center office building.
