NAI Hiffman Arranges Large IL Warehouse Lease Expansion

The tenant, JBS Logistics & Warehousing Inc., will occupy close to 400,000 square feet in the Chicago I-88 Corridor submarket.

NAI Hiffman has arranged a lease expansion for JBS Logistics & Warehousing Inc., a division of Stan Koch & Sons Trucking. The tenant will occupy the entire building at 999 Bilter Road in Aurora, Ill., which translates into 382,430 square feet of industrial space. 

JBS is relocating its operations to Liberty Property Trust’s asset from a smaller facility in Naperville, Ill., as a result of growing its customer base. The building is located in Chicago’s I-88 Corridor submarket and features 30-foot high insulated ceilings, 68 dock doors and rack storage for more than 40,000 pallet positions.

Completed in 2002, the property is situated on an 18-acre site, according to Yardi Matrix. Liberty acquired it in 2007 from CenterPoint Properties for $18.1 million, part of a portfolio transaction consisting of 10 properties.

Although JBS had been a tenant at the Naperville facility since 2013, it occupied less than half the space, which is approximately 150,000 square feet. NAI Hiffman Executive Vice President Jeff Fischer represented the company in closing the long-term lease.
