NAI Negotiates Downtown Houston Sublease

The team of Lane Morgan and Dan Boyles negotiated the new lease at Fulbright Tower, a LEED Gold certified office tower within the mixed-use Houston Center.

NAI Partners has arranged a new sublease with Rockcliff Energy at Fulbright Tower, a Class A office tower totaling 1,247,061 square feet in downtown Houston. The new tenant will occupy 9,422 square feet at the 51-story property.

Fulbright Tower is part of the mixed-use Houston Center, a multi-building campus that combines office space with a variety of shopping, dining and service options. Located at 1301 McKinney St., Fulbright Tower was completed in 1982 and is LEED Gold certified. Amenities include a two-story lobby, outdoor terrace, on-site auditorium and ample parking. Brookfield Properties acquired Houston Center in December 2017 from J.P. Morgan Asset Management in an $875 million portfolio deal.

Prominent location

The NAI Partners team of Associate Broker Lane Morgan and Partner Dan Boyles negotiated the transaction. Key Energy Services is an onshore energy production services provider headquartered in Houston. Rockcliff Energy, a privately held oil and gas company founded in 2015 by the former leadership of Quantum Resources Management and QR Energy, is also headquartered in Houston.

Fulbright Tower is within walking distance of the newly renovated Four Seasons Hotel and the recently developed Le Méridien Houston Hotel. The location provides access to the George R. Brown Convention Center, Discovery Green, three sports stadiums—including the Toyota Center—and numerous restaurants.
