National Asset Services to Manage OC Office Building

Kingsbarn Real Estate Capital has selected National Asset Services as asset and property management company for their 83,218-square-foot Foothill Corporate Centre office building in Foothill Ranch, Calif. The Las Vegas-based company recently acquired the property for $19.8 million from Menlo Equities, according to Orange County recorded documents. Additionally, the transaction was financed with a $12.5 million 10-year loan from LoanCore Capital.

Located at 27042 Towne Centre Drive along the 241 Toll Road, the two-story building was completed in 1998 on a 5.5-acre site. The lobby and common areas received recent renovations. Amenities include touch screen communication control, video and Polycom HD voice technology, as well as an omnidirectional microphone system. The conference center provides privacy shades on the interior glass, floor-to-ceiling whiteboards and three adjustable-size rooms capable of accommodating as many as 95 people, while the tenant lounge is equipped with a kitchen and four TVs.

With the addition of Foothill Corporate Centre, NAS office portfolio has reached 51 properties, while the overall national management portfolio consists of more than 90 assets. Last year, the company was selected by the owner of Verdae Village Shopping Center to manage its 241,548-square-foot shopping center in Greenville, S.C.
