Netflix Leases Hollywood Office Building

Called CUE, the new space is part of the entertainment production complex Hudson Pacific is building at Sunset Bronson Studios.

Los Angeles—Netflix has signed a 91,953-square-foot lease with Hudson Pacific Properties Inc., to fully occupy CUE, its new, five-story office building situated in Hollywood, Calif.

Designed by Gensler, CUE is a Class A, creative office environment, and part of the entertainment production complex Hudson Pacific is building at Sunset Bronson Studios, which is also the home of the company’s recently completed, 14-story, Class A office tower called ICON, and Netflix has previously leased all 323,000 square feet of space in that building, as well.

“CUE provides Netflix with an additional 92,000-square-feet of Class A, creative office space in Hollywood on an active studio lot directly adjacent to our ICON development, which will be Netflix’s new Southern California headquarters,” Bill Humphrey, Hudson Pacific Media’s general manager, told Commercial Property Executive. “Both ICON and CUE are at Sunset Bronson Studios and both are very unique offerings—state-of-the-art office space featuring high ceilings, large windows, open floor plates, outdoor terraces and decks, paired with access to sound stages and production facilities.”

CUE features a 9,500-square-foot rooftop deck, terraced balconies, high ceilings, large floor plates and windows to create an open and airy environment. The building, scheduled for completion in mid-2017, is on track to receive LEED Gold certification.

“Netflix is exactly the type of next-generation media company we sought to attract by undertaking major capital improvements at Sunset Bronson and Sunset Gower Studios,” Humphrey said. “In addition to ICON, Netflix has already leased and begun to partially occupy 99,000 square feet of sound stages and production offices at Sunset Bronson. We’re thrilled to have a high-quality, high-growth tenant like Netflix expand their footprint to over 500,000 square feet within our portfolio.”

The close proximity of Hudson Pacific’s two new office buildings will help facilitate collaboration with Netflix teams working at Sunset Bronson Studios. CUE is located one block west of the 101 Freeway and is walking distance to the LA Metro Red Line.

“Given Netflix’s global leadership role in entertainment, the company’s decision to locate the majority of its content production teams at Sunset Bronson Studios represents a major advance in Hollywood’s resurgence,” Humphrey said. “Streaming and technology companies like Netflix, Amazon, and soon AT&T and Verizon will retain their technology campuses in their current locations, but have learned that building the content creation part of their businesses in L.A., especially Hollywood, makes the most sense.”
