New Lobbies, Leases for Davis Marcus CT Assets

Cushman & Wakefield was tapped to market a pair of office buildings totaling 263,500 square feet. The Wilton and Norwalk Class A structures were recently refurbished and feature new lobbies, fitness centers and landscaped gardens.

The Marcus Partners and The Davis Cos. chose Cushman & Wakefield to lease two of their Connecticut facilities, 187 Danbury Road in Wilton and 200 Connecticut Ave. in Norwalk. Stephen Baker, executive managing director, and Adam Klimek, senior director, will act on behalf of the owner, Davis Marcus Partners.

The multi-tenant 187 Danbury Road sits on a 9.7-acre, fully landscaped campus. The property totals 137,000 square feet and was built in 1978, PropertyShark data shows. It consists of two interconnected buildings that have a total of 30,000 square feet of vacant office space. After recent renovations, the building features a new lobby, a full-service café, modernly equipped fitness center with locker rooms and showers, on-site property management, 60 covered parking spaces and a full building generator back-up.

Located on the Route 7 corporate corridor, the site is in the vicinity of Wilton Center restaurants, retailers, banks and theaters. It also offers access to various key points via Route 33, Merritt Parkway and Interstate 95. The tenant roster includes The ABB Group, Onward Search and Cefaly.

The eight-floor, 126,500-square-foot 200 Connecticut Ave. was built in 1985 and sits on a 1.3-acre lot, according to PropertyShark. Improvements include a renovated lobby, café, fitness center with locker rooms, covered parking and remodeled landscape. It also offers constant shuttle service to SoNo Train Station and is located close to restaurants, retailers and hotels, being at the same time within a one-hour drive from Manhattan via I-95 N. The building has 45,000 square feet of available space, the rest being occupied by tenants such as HIS Herold, the Juvenile Diabetes Research Foundation and the Goldman Gruder & Woods law firm.

Earlier this month, Cushman & Wakefield signed another massive deal in the Connecticut area, this time for Mountain Development’s 99 Hawley Lane in Stratford.
